Abstract
Against the backdrop of global production system restructuring and post-industrial urban transformation, the regeneration of industrial heritage has transcended mere architectural design concerns to become a comprehensive urban process deeply embedded within institutional environments and urban governance logic. This paper adopts a comparative architectural perspective, selecting Lingotto in Turin, Italy, and T.I.T Creative Park in Guangzhou, China, as case studies. Employing qualitative case research methods combined with literature analysis, field surveys, and morphological comparisons, it explores how differing governance logics and development rhythms systematically shape industrial heritage regeneration pathways. It further analyzes their macroeconomic drivers, spatial strategies, and socioeconomic impacts. The research reveals that Lingotto embodies a high-density, monumental “crisis-response” renewal model aligned with European“urban regeneration” agendas, while T.I.T Creative Park represents a low-intervention, collage-like “urban optimization” path shaped by China's “compressed modernity” and state-led entrepreneurship.
Despite spatial organization differences characterized as “enclosed-permeable,” their outcomes converge to some extent: asset value appreciation often accompanies reconfigured public accessibility, exacerbating socio-spatial exclusivity in practice
