Abstract
This thesis explores how gentrification and the growth of gated communities interact to reshape socio-spatial inequality in Tehran. Rather than treating these two processes as separate phenomena, the research argues that they are closely connected and together contribute to new forms of self-segregation, exclusion, and uneven access to the city. Tehran has experienced rapid urban change over recent decades, driven by population growth, economic instability, real-estate speculation, and planning policies that often prioritise land value and private investment. In this context, older neighbourhoods have undergone gradual upgrading and commercial transformation, while high-income groups have increasingly turned to gated residential developments that promise security, privacy, and lifestyle distinction.
These parallel trends raise important questions about who benefits from urban transformation and who is pushed to the margins
